In most situations you are required to provide the below as part of the Building Permit application documentation.

SOIL CLASSIFICATION TEST

Are required for;
  • New homes on vacant lots so that the correct type of footing is used for the structure.
  • Additions to homes where the soil classification is possibly not "Class A sand" and a previous soil classification is not available.

EXISTING STRUCTURE INSPECTIONS & CERTIFICATIONS

Are required for;
  • Building close to other structures such as existing retaining walls.
  • When adding a storey above another structure. E.g. 2nd storey addition.
  • Unapproved structures requiring Building Approval, other than small timber framed strucutures which a Private Building Surveyor can
    inspect and certify.

STRUCTURAL DRAWINGS
Generally include where applicable - Wind Rating, Terrain Category, Retaining Walls, Underpinning, Piles, Footings, Floors structures,
Walls, Lintels, Columns, Stairs, Roof Beams,Bracing.

Are required for;
  • Retaining walls retaining more than 500mm of earth.
  • Balconies or decks higher than 1m above ground.
  • Non kit steel sheds which do not come with an Engineer's certification.
  • Any 2 storey or above structures.
  • Piles when building close to sewer pipes.
  • Timber structures that do not comply with the timber framing code.
  • Steel framed patios.
  • Timber framed patios and pergolas more than 9m in length.
  • Concrete and steel stairs.
  • Masonry fences.
  • Concrete or masonry pools.
  • Timber framed roof pitches greater than 35°
